Marketing and photography is included, with over 150+ print and mail marketing materials, yard signage (if applicable), and most importantly – a digital marketing campaign, with minimum 15,000 impressions to generate maximum exposure and traffic.


Will my property get less exposure or worse marketing?
Quite the contrary, actually – when listing flat fee with Morgan Gibbs, you get to take advantage of a more efficient model to sell your home. This means you still get all the traditional representation, plus unparalleled digital marketing all for a lower cost – for maximum exposure to sell quicker.

Do I have to pay a commission to a buyer’s agent?
While not required by law, we strongly recommend and always advise every seller to offer compensation to a buyer’s agent in the amount of 1.5-2.5%. Morgan believes most of the value in real estate lies in the procurement of the buyer – it’s why we work for a flat fee on the listing side, but still collect commission on the buyer procurement and representation side.

What if the buyer is unrepresented?
Many buyers come unrepresented, but do not know how to submit an offer, conduct inspections, or secure proper financing. In this case, Morgan will be happy to help represent the buyers for 1.5% commission. Even if you have decided to pay a buyer’s agent 3%, Morgan will only collect 1.5% if representing the buyer.
