WHAT'S INCLUDED IN THE $5,000 FLAT FEE SERVICE?
1. VALUATION & PREPARATION
Once you request your home valuation or reach out, Morgan will meet with you over the phone to discuss your custom CMA, understand any work done to the home, and determine your list price together. You'll receive a preparation checklist and we'll work with you to remotely schedule a professional cleaning, photography/videography, lockbox order, and deliver a listing proof for your review.
2. LIVE LISTING & MARKETING
Your home will be listed on the MLS, Zillow, Realtor.com, Redfin, Homes.com, local brokerage sites, and more. We also include over 150+ print marketing materials, including mailers, postcards, a yard sign (if applicable), door hangers, and open house flyers. You also get a a digital marketing campaign, with minimum 15,000 impressions to generate optimal traffic and exposure.
3. SHOWINGS & OPEN HOUSES
Morgan will handle all inquiries, leads, or communication with any buyers' agents. All showing requests will be approved/denied by you digitally, and you set the notice period, availability, and showing terms. Morgan will personally share any feedback, interest, and present offers for review. Morgan or a member of her team will perform 3 Open Houses at pre-determined dates, all on your schedule.
4. SALE & CLOSING
After negotiation and acceptance of an offer, we'll continue to walk you through the process all the way to the closing table. We vet all offers, whether finance or cash, to protect you and the deal. We will advise on offer strength, inspections, seller concessions or credits, the appraisal process, and anticipated closing costs. We'll handle sign and lockbox return, excess material returns, and more.
